Where is Tukuwaru Junction located?
Tukuwaru Junction is a new lifestyle subdivision located at 566 Pourerere Road, Waipawa.
How many Lots are being developed?
There are 17 in total ranging from 4,116 square meters to 16,387 square meters (0.41ha to 1.64ha). This will be a tight knit rural community where you’ll get to know the neighbours, but at the same time live in a spacious peaceful environment.
What’s included with each section?
Each Lot will have its own vehicle crossing/entrance and serviced with power.
Purchasers are responsible for their own water tank, on site wastewater systems and stormwater soakpits.
Purchasers are able to form their building platform anywhere on the site as long as it complies with the District Plan and the Resource Consent for the farm park.

How much are the sections and how can I buy one?
The sections in Tukuwaru Junction are priced depending on the size and location.
You will need to pay a 10% deposit to secure your section, and the balance will be due 10 days after issue of title, or as negotiated.
When will the sections be ready and what are the building requirements?
The sections in Stage 1 of Tukuwaru Junction are expected to be ready by mid 2025. We have commenced construction.
Stage 2 will likely be ready late 2025
Stage 3 will likely be ready early 2026
What are the site controls in place?
Refer to the design guide available on request from the real estate agent. More information available here.
Is fencing provided?
Standard farm fencing is provided around each Lot of Tukuwaru Junction.
Internal boundary fencing is regulated in the covenants in accordance with the Landscape Architects Plan. Refer to the design guide for more information.
Approved fences include: 1.2m wire, post, and batten, or 2/3 rail timber fencing. No solid fencing, or metal panel fences.
Are pets allowed?
Yes, but we advise against keeping keeping animals that could be a nuisance to neighbours, for example it is unlikely bees or roosters would be appropriate . The larger Lots 1,2 and 3 may be more suitable for animals.
Can I place caravans and containers on the site?
No, only during construction of your house are you allowed to store containers.
Caravans can be kept inside sheds/garages, or screened appropriately through good landscape design.
Are the Lots freehold?
Yes, each Lot has a fee simple title.
The pond and the landscaping around the pond are owned by the farm. Any walkways to the river will be by bridal path easement.
What other building rules are there?
You will have 18 months from the date of title issue to start building your home. You will need to comply with the covenants and design guidelines, which are designed to ensure a high standard of quality and consistency across the development. You can choose your own builder and architect, or use one of our recommended build partners. More information available here.
